verhoogd<\/h1><\/h2><\/div><div class=\"fusion-text fusion-text-1\" style=\"transform:translate3d(0,0,0);\"><div class=\"intro\">\n<p>Het maximale huurverhogingspercentage wordt voor 2021 op 0% gezet in de gereguleerde huursector. Voor huurders die een sociale woning huren betekent dit dat zij geen jaarlijkse huurverhoging krijgen, ook geen inkomensafhankelijke huurverhoging.\u00a0Gemiddeld scheelt dit een huurder rond de zes euro per maand.<\/p>\n<\/div>\n<p>Woningcorporaties en grotere verhuurders worden tegemoet komen via de verhuurderheffing. Voor de kleinere \u00a0verhuurders wordt uitgezocht of er mogelijkheden voor tegemoetkoming zijn.<\/p>\n<\/div><div class=\"fusion-separator fusion-full-width-sep\" style=\"align-self: center;margin-left: auto;margin-right: auto;margin-top:10px;width:100%;\"><\/div><div class=\"fusion-text fusion-text-2\" style=\"transform:translate3d(0,0,0);\"><h2>Investeringen op peil houden<\/h2>\n<p>Minister Ollongren geeft hiermee uitvoering aan de\u00a0motie Beckerman c.s.\u00a0die op 9 februari 2020 door de Tweede Kamer aangenomen is.\u00a0\u2018Dit is goed nieuws voor alle mensen die huren in de sociale sector. Ik wil er tegelijk voor zorgen dat het niet ten koste gaat van de bouw, onderhoud en verduurzaming. Het is voor mensen belangrijk dat er voldoende nieuwe woningen bijkomen, dat huurwoningen worden onderhouden en dat de verduurzaming van de bestaande woningen doorgaat. Dat kost geld. Daarom trekt het kabinet jaarlijks 200 miljoen euro\u00a0uit om woningbouwcorporaties en andere verhuurders te compenseren.\u2019<\/p>\n<h2>Woningcorporaties en particuliere verhuurders<\/h2>\n<p>Alle verhuurders die in de gereguleerde sector huurwoningen verhuren, moeten zich houden aan de 0%. De huurbevriezing geldt voor:<\/p>\n<ul>\n<li>Woningcorporaties en particuliere verhuurders.<\/li>\n<li>Het gaat om alle kamers, woonwagens en woonwagenstandplaatsen.<\/li>\n<li>Bij huurwoningen is de aanvangshuurprijs van belang: lag deze bij de beneden de (toenmalige) liberalisatiegrens, dan valt de woning in de gereguleerde sector.<\/li>\n<li>Voor 2021 is de liberalisatiegrens voor de aanvangshuurprijs maximaal \u20ac 752,33\u00a0per maand.<\/li>\n<\/ul>\n<p>Uitzondering wordt gemaakt voor woningen die verbeterd zijn door renovatie of verduurzaming. De huren van deze woningen kunnen wel verhoogd worden.<\/p>\n<p>BRON:
